Yes, and that’s how we’d rather do most commercial work. Tell us your quiet window and we’ll do the loud part and the water off in it, after close, before open, or a Sunday. Off hours can carry a different rate, and it’ll be on the estimate first.
Usually less than you’d expect, as long as we can isolate. We walk the building first, because a Tulsa riser valve that hasn’t been turned in decades doesn’t always agree to seat again. Where one is bad we’ll cut in a new valve or freeze the line and repair between two ice plugs.

We pull the plumbing permit under Oklahoma license #180753 and we meet the inspector. Plan on a rough-in inspection before anything gets covered and a pressure test on any gas we run. We’re registered across Tulsa County, Rogers County and the metro cities. Skipping permits to save a little can stall your certificate of occupancy.
Yes, except pumping it out. We install, repair and unclog interceptors and set new ones on a buildout, but pumping belongs to a licensed grease hauler with a vacuum truck. Repeat backups are usually overdue pump outs, an undersized trap, or a high temperature dish machine whose rinse water melts grease right past the baffles.
The repair side is ours, the annual test isn’t. We install, repair and replace backflow assemblies, but the yearly certification has to be signed by a state certified tester and we don’t hold that. The usual failure is an RPZ dumping out the relief port, usually fouled checks, and that’s a rebuild kit, not a new assembly.
Usually they don’t need replacing, they need a rebuild kit. A flushometer is a diaphragm valve, and our hard water scales it until it won’t close, that’s your toilet running all day, or won’t stay open long enough to carry the bowl. On sensor valves it’s often a sensor that flushes for anybody walking past, which is funny exactly once.
Probably not bigger, probably faster. What matters is recovery, the gallons per hour that burner can heat. A kitchen that dies at 7pm has storage and not enough BTUs. A high temperature dish machine needs its own booster heater for the sanitizing rinse. We don’t install heaters we didn’t supply, because your warranty is as good as the person that warranties it.
Both. The plumbing is ours: lavatory rim no higher than 34 inches with knee clearance, the drain and hot supply wrapped so nobody burns a knee, and handles that work without a tight grasp. Grab bars, blocking, mirror heights and stall layout are your contractor’s. If that wall is open, have them set the backing now.
We’ll put an access panel in it. Most of what we chase is behind a wall or above a hard ceiling, and it’s smarter to leave a way back in than to cut the same wall open again in three years. Patch, paint and tile go to your contractor.
Yes. Send us the property list with addresses, contacts and gate codes and we’ll keep it on file. You’ll see the same plumbers, the ones who know where your shutoff is and which unit still has galvanized in the wall. We can’t run ten crews at once, so say so up front.
