Find your main shut-off. Round handle, turn it clockwise until it stops. Straight lever, a quarter turn so it sits crossways to the pipe. In most Tulsa homes it’s near the front hose bib, in the garage, or in a utility closet. If it won’t turn with normal hand pressure, don’t force it, call us.

Yes. Anything over 80 psi is above code, and high pressure shortens the life of your faucets, supply lines, water heater and toilet parts. We put a gauge on a hose bib, and the fix is usually a pressure reducing valve. PRVs last 10 to 15 years and fail in either direction.

First sort out whether it’s the whole house or one fixture. One faucet is usually a clogged aerator or a worn cartridge, and Tulsa’s hard water packs those screens with scale, so rinse it out first. Whole house is a failing PRV, a softener stuck in bypass, a main line leak, or galvanized pipe silted shut.

A running toilet wastes hundreds of gallons a day, and you pay for that on the sewer side too. Usually it’s the flapper, a cheap rubber part hard water and chlorine eat up, and most homeowners can swap it themselves. If a new flapper doesn’t fix it, look at the fill valve, the chain, or the water level.

Most likely the blades are jammed. Reset it by inserting a hex head allen wrench in the breaker socket at the bottom of the unit and working it back and forth, then press the red reset button. If it keeps humming, it could be lazy and we recommend replacement (lol).

Yes. A freeze-proof bib shuts the water off eight to twelve inches back inside the heated wall, and a hose left on traps water against that seat until it freezes and splits the tube. You won’t know until spring, when you open the handle and it pours into your wall.

Yes, both are everyday jobs. A washer needs hot and cold stops plus a drain standpipe with a proper trap and vent, and we’d rather set a recessed box than leave valves hanging out. A refrigerator gets a dedicated quarter inch line to a real quarter turn stop, never a saddle valve.

Yes, and we’ll tell you which items are real and which are just an inspector making a note. Older Tulsa homes hit the same things, an S-trap instead of a proper P-trap, a water heater with no expansion tank. We price the corrections and pull the permit, and we’re registered across Tulsa County, Rogers County and the Tulsa metro.

We take small jobs. One leaking angle stop, a running toilet, a hose bib, a disposal, a faucet cartridge, those are normal days for us. And if you describe it and it turns out to be something you can handle yourself, we’ll tell you that instead of driving out there.

That’s our favorite kind of call. Send the list and be specific, because brand names and a few photos let us load the right parts before we leave the shop. If something needs a part we have to order, you’ll hear that day what it is and when we can get it.

Because we tell you. We provide pricing before we start work so that there aren’t any surprises when you get the bill. If we open a wall and find something nobody could have seen from the outside, we stop, re-price it with you, and you’re the one who says go.

Yes. If you bought the faucet, toilet, disposal, softener or filter, we’ll install it. We can’t warranty a part we didn’t supply, though our labor is warrantied for one year either way. Water heaters are the exception. We won’t supply one without a brass boiler drain, and a heater you supply isn’t warrantied by us, which we put in writing on the estimate. Your warranty is only as good as the person who warranties it.

We do plumbing and gas, nothing else. Before we start we’ll show you exactly what we have to open up and what’s left for a tile, drywall or electrical guy to close, so you can line that up ahead of time instead of finding out while you’re standing in your bathroom. We aren’t heading up remodels, but we’ll do the plumbing inside one, rough-in through finish. And we never want you doing gas yourself. Yes. Tulsa Plumbing and Remodeling holds Oklahoma plumbing license #180753, and every permit we pull is pulled under it. That license covers our gas work too, so we never sub gas out. Ask the office for a certificate of insurance and we’ll email it.
